17 Done Deals and Counting at Trevion

The Strategies:

Brian Rossi says it is all about the marketing strategy.  “We have to lease more space with less space to lease,” explained Brian. He continued, “In our region, only a few, massively large, firms represent most of the available space. Large brokerage firms primarily serve institutional landlord accounts, representing millions of square feet of office listings. The sheer volume of space represented by the largest firms has led to agent complacency with the status quo and has created two gaps in the quality of service being provided to landlords and also tenants in this marketplace.” Brian detailed that filling these gaps serves clients thusly:

1. For landlords, the opportunity has been to expand on the traditional marketing platform into targeted, local social media and the use of other technology to more successfully lease space for local landlords. 

2. For office tenants, the opportunity has been to perform better tenant representation services without the conflicts of interest so prevalent at the large firms.

“I started ROSSI CRE in 2012 and have accomplished both goals, proven the techniques work better, and continue to expand upon them,” Brian explained. 

Much can be learned from the strategies ROSSI CRE is putting to use in order to rise above the competition and win deals. With only a few office listings in difficult, high vacancy submarkets, they must make the very most of each opportunity to shine. Each listing is viewed as a must-succeed opportunity that requires a unique marketing strategy for its branding and visibility so it rises above the competition and a buzz is created about it.  

Case in point is Trevion Corporate Park. One of ROSSI’s creations was developing and launching a dedicated website for this listing which can be visited here: www.TrevionCorporatePark.com. It is unusual, but highly beneficial, for a brokerage firm to spearhead the development and launch of a suburban office building website. Normally the property gets added to the broker’s own website under property listings where it can easily get lost among the other competitive properties also found there. In this instance, ROSSI CRE has also added an entire Trevion social media platform that works synergistically with the website, reaching local tenants and decision makers along with the brokerage community.

The Results:

Upper Montgomery County is a very competitive, high vacancy office market, yet Brian Rossi has completed a record number of commercial real estate transaction at Trevion Corporate Park in Germantown, Maryland within the last 2.5 years. Five more transactions are pending. This is record breaking success in Germantown, a relatively dead Suburban Maryland office submarket for leasing during the last decade. Brian added, “Since our marketing approach does this well in Germantown, imagine the success it will have in a good submarket like Bethesda or Rockville? We are looking forward to putting it to work for some landlords there.”
